“Gary's formula is quite simple. Read the book 'Property Millionaire - The Guidebook' first and see whether you can easily connect with his explanations of the principles of property leverage. Get him to coach you in the theory in a way that you can understand & then in practice (on location) and then when you are ready try it yourself. Finally, play the boardgame as a property investment 'do it yourself coaching tool' to road test your approach before you spend the big dollars. Not surprisingly all his 'apprentices' have done this. My most memorable experience is what I now call the Property Investment “Happy Hour” on-location. I was astounded when Gary brokered on my behalf and completed the first negotiation in less than 15 minutes. I had secured a great value for money property for under the listed price and the whole deal was done in the “happy hour” between 3pm and 4pm.
