Gary, thank you for showing us your boardgame.  The game definitely shows a number of the considerations a new investor needs to know before entering the market, I am particularly impressed with the financial structures and due diligence sections as these are often overlooked by the novice investor to their detriment.

New Level of Play for Seasoned Investors

Gary, thanks for providing us with the opportunity to play your game today.  I found that it was a lot more detailed than any of the other Real Estate games that I have played.  I think that beginner investors may get lost in the detail and will need to revisit the game many times to get the hang of the calculations required.  However, as a seasoned investor, I found it very stimulating and enjoyed the new level of play that your game provided.

I think is it great that you have applied yourself in the way that you have to produce a book and this game and hope it brings you much success.

Gary's game, Property Millionaire, blew my socks off. I've played almost every other financial related game, and for the property market none comes close to simulating from start to finish the accuracy of this game in emulating the property investing process! Gary gave up his time to come speak to us at the cashflow club and we were all impressed with how much useable knowledge he shared with us. Our sincere thanks to Gary Seeto for his presentation on property investment (and showcasing Property Millionaire- The Boardgame) at the University of Queensland. His unique blend of theory and practice, strategies and personal anecdotes, was a refreshing break from much of the popular literature and usual spin on the topic.  It was a great night for all who attended, giving those of us who are serious about property investment some key tips for our own current/future portfolios. Though we will be running the Cashflow 101 Game Tournament for the rest of Semester 1, we have decided to hold a similar competition with "Property Millionaire - The Boardgame" in 2nd Semester due to the popularity and educational value of Gary's game.  I'm currently into the early chapters of his book "Property Millionaire" and have found it to be a quality read. I look forward to any future associations with Gary and would recommend him to any person serious about investing in the Australian property market!

"Property Millionaire - The Boardgame" is a wonderful property model with an educational flavour which is suitable for students and anyone who wants to understand the real estate market, invest in properties and make mistakes without risking their real money.

As a university student studying commerce, I am aware that there are a number of economic and financial models available out there in the marketplace for industry practitioners and individuals to use with the pursuit to gauge a better understanding of the economy or the financial market respectively. However, I hadn't come across similar ones for the real estate market until now…..

Unlike the game "Monopoly", where you win the game by simply buying up all the properties and monopolizing the real estate market, "Property Millionaire - The Boardgame" models the real estate market in a real sense by incorporating many layers of market dynamics that one needs to take into account when buying or selling a property.  The game constantly takes me by surprise by virtue of the fact that so many factors can influence my plans and decisions besides my personal finances. What if there is an interest rate shock? What if there are multiple players bidding for a property simultaneously? What if I take a risk and lose everything? Fundamentally, the game relentlessly challenges me to decide whether I should take a risk or play safe. By the time you are proficient with the game and you are ready to buy property, real estate agents won’t stand a chance!"

It’s the dream of every Australian to own his or her own home.  Before I leave university I want to start pursuing this dream.  Having played "Property Millionaire - The Boardgame" I now know I can.

Like many of those from my generation, I grew up playing board games, including one of my favourites, Monopoly. Little did I realise that one day I would be trying to do for real what I was at the time just doing for fun – building a property portfolio.

I still enjoy the entertainment value of Monopoly and the more recent Cashflow, but I found it hard to find a board game that took the concept of property investment to the next level. The thing I most enjoy about playing "Property Millionaire – The Boardgame ^TM" is that it goes into more detail on how to actually achieve success in property investment. It contains essential information about the key steps needed to invest in property.

Property Investment was not something I had really thought about. I had not even realised that I was once a property investor when I rented out my own home after moving to the opposite side of town. Not knowing what I was doing I sold the house to get through some cash flow issues. 

From playing "Property Millionaire – The Boardgame ^TM" I began to understand how property investment does work for you. (I was only ever informed before about negative gearing as a good option – no wonder I had cash flow issues). The game has shown me how to evaluate and select property; maintain a positive cash flow and manage a portfolio of properties (it is not that hard – once you get organized). I am now keen to enter into the property investment market for real and find myself checking out the property market when I travel (and locally) to see if there are good opportunities out there.

Through the game teaching me risk management principles and how to have insight into the market I am sure it won’t be too long till I am a property investor.

Initially I never thought much about Property Investment. Nor did I understand the procedures involved. If anyone asked me then about property investment, he or she would have found my answer about as useful as an ashtray on a motorbike. When I first played the game, I was making some bad mistakes, but I gained an understanding as to the reason why I lost. The second time I was already aware of what to avoid, and picking up from my previous experience, I immediately adapted a strategy and ended up winning easily. The game was mine! I found out that the more you play the game the better you get at it and the more knowledge you gather when it comes to investing in property. Might I add that the game is extremely addictive? I couldn’t think of an easier way to gather as much knowledge when it comes to investing in property?
